Your actions right there are the #1 best defense of the seller, that it was THOUROUGHLY gone through and nobody caught it, which is evidence to affirm sellers statement that they were not aware of any issues. 

He is destined to lose this as long as James fully mounts a defense. 

@Jason SanMartinMy recommendation is to go to some local REIA groups and some other higher cost conferences.

For those unaware of the mentioned programs they are essentially paying for retainer fees so that if you do have to use your firearm or other means of force for self defense you have a lawyer on retainer to defend you. 

I'd almost say on a 1000 unit class C in Houston, you'd better be prepared to office in a vacant unit or the amenity center and keep an eye on things, vs going on big vacations and 10 conferences.   

Get Educated (You are already doing this): A lot of people listen to podcasts and read books which is good but you need to get out and talk to people (or in this case zoom conference people).

Hi guys, I was at an asset protection conference and one of those guru's who tries to sell you a tablet and a "program" was all about index linked overfunded insurance and I liked some of what I heard.

Even worse, if they do it wrong they THINK they have some sort of protection but really have none.Realistically, there are many layers of defense against a lawsuit. - First line of defense is following the law and operating your property well. 

I would have done the same thing if I met you in person at a conference or wherever.
