I was looking for an investment property that fell into the 1% rule as anything higher is basically impossible so close to NYC.

Like Both Account Closed said, you can contribute property into and out of an LLC - as long as it is not taxed as an s-corp without it creating a taxable event.So, in your case you're almost all the way to no problem.

We were to close mid-August but when I went to sign that day Title called and said we did not have short sale approval.

I would not recommend BRRR until you have lived here a while and adjusted to life here and  made some connections while paying attention to what the market is doing, what is considered a good location and where the gaps are.

I have been voraciously studying and planning and implementing for the past four months and have just completed my first wholesale deal (closes a week from today). 

I do not like the area close to Michigan Ave because it is too commercial and noisy.
