If you don't have a lender yet and you need one, line that up as well, preferably somebody who can move quickly and give you a loan terms sheet on a property in a timely manner.It could be argued that this is an odd time to flip a house but conversely, not a lot of people have rehabs going right now, so if you get started and finish when things start returning to normal you will be one of the only available options.

I looked at some DEEP energy conversions and their basement refreshes look ideal but not sure what the cost of that is. i did do an energy assessment a while back and in 2014ish blew in over 2' of insulation into the attic space, so that is good there. thoughts on where I should start this effort?
