They told me that they won't touch it either because the R&R dept was supposed to take care of it and they'd call me during their hours, which was business days during business hours (M-F 08-17 ET). 12 hours later, I called and asked to talked to R&R.

Hello my aunt unfortunately passed and she left me her condo and I wanted to evict her husband for multiple reasons one being he thinks he is going to stay there and not pay the bills and me basically take care of him, so I wanted to know is there any issues or problems with evicting someone during the winter or any other legal Issues I may encounter during the eviction process?

That's the size we'd like to go after next...best of luck.Our inspection went smoothly on this property as it was owner occupied and he took great care of the vitals. 

When you have "quite a few" vacant properties in a small area, you need to ask yourself, why are they vacant and if I sink money into them, will they become occupied and taken care of? 

The purpose of an LLC here is more for protecting this asset from lawsuits.

@Don Carey I manage over 300 rentals and would love to take on a job like that, assuming you agree to compensate me for the time.If you purchasing the property through me, I would obviously perform all these tasks as your agent during the due diligence phase.If you were buying through someone else but asking me to manage them, I may still assist in an effort to prove myself and win your portfolio for property management.if you were asking me to assist but not using me for the purchase or the management then I would charge you a premium for my services, probably $100 an hour.Let me give you some free advice and say you should be careful when establishing a new relationship.

Be careful who you pick, make sure they are a true investor and not someone who charges people for content which is already here on BP.
