I mean, think about it....If you have spent all that time and energy to lock a deal up that you need a buyer for, I think you have the knowledge and skill set to get the buyers on your own.

I want to simplify my life.It needs a lot of work and I don't have time/energy for it.I'm getting old.I don't want to sell to someone who will kick out my tenants.I can't afford my mortgage any longer.I got a job transfer.I want to be near my kids/grand kids.The list goes on and on, but I've never once heard "I need $100K to get heart surgery/kidney replacement/triple bypass or I'm going to die!!!"

Ray...I feel the burn all the way here in Charlotte, NC....The Real Estate Industry is almost as ruthless as Insurance Industry.....The Golden Rule of Wholesaling.....get it under contract before marketing.and be grateful it wasn't a friend or family member....Best of luck...
