Naturally, I'm curious who your PM is, and how you like them over time, and how this property performs for you in the long run.   

As a tenant you likely love tenant friendly but when you become the landlord can see it from a totally different perspective.Since you say the location is excellent the long term dirt value over time seems like it might grow in value.The cash flow stream has to do with how many years left are remaining on the primary lease term and if the tenants are national, regional, mom and pop in nature.

As you focus your efforts many options will naturally begin to weed themselves out.  

It also depends what type of flooring you are going for such as tiles, porcelain, natural stone, laminate, vp, lvp, EH, or hardwood.

Are they mom and pop in nature, regional, or national (even global)?

I have a double problem, as upon reviewing the lease documents turned over at closing I discovered that there are only 3 signatures, and naturally the tenant who has not paid is the one missing.
