Being in a bad part of town usually means the quality of tenants won't be that high.

I didn't start my career until I was 35 years old.

I am attracted to real estate as a career for many reasons and would like to do it full time after college.

@Brian, and that is a perfectly reasonable position to take, in my situation I'm in NYC, a very tenant friendly state, it's not unknown to be tied up in court for a year trying to evict a bad tenant, it happened to me, took eight months to get him out , situations like that can quickly mess up a positive cash flow, if I had a mortgage on that property I would have been in bad shape.

I don't want to waste anyone's time and I don't want to start off with a bad reputation. 

Not great, but not bad either. 

On those websites, a listing that old is either the owner just trying to see what they could get or it’s a bad property (either economically or physically).

I need major expertise - since I am still getting started in my real estate investing career.

On one hand you want to be humane, but on the other hand bad tenants can make your life miserable chasing them for a few hundred bucks.
