So, on a 540K loan,  the VA funding fee on IRRRL is .5% or 2700, escrow would likely be 3000-4000, whatever county taxes, maybe the finance company charges underwriting and processing maybe 1000-2000, and other fees you might have to pay ~1K.

A lot of people are fearful right now.I'm just over the hill in Reno, NV and chose to live and invest here because our property taxes do not reassess on the sale, landlord/tenant laws are much more favorable, and there is steady job and population growth, but we're still very close to the benefits of CA.

We also don't know the exact numbers of your prospective rental investment (including taxes, insurance, PM fees, etc.).Once you know all of those things, calculating this shouldn't be a huge task.If I had to ballpark it you'd be cash flowing perhaps $800-$1,000/month on the duplex given the rental amounts you ball parked.
