Not to mention MA having programs to drastically reduce the cost of replacing heating systems.

I've only done a handful of flips but I always replaced the heating systems, roofs, and any other major system that was even remotely borderline on age or wear. 

Currently the prices in Miami are quite inflated which makes it a little intimidating to even take a step forward,I was hoping you all would be able to provide some tips and things to consider when starting this venture..

Do a new roof, AC/Heat and such, repalce it all by buying a cheaper property and you'll know the CAPX money youre setting back wont be needed but instead could be leveraged into the 3rd down payment.

Renovated the property first by adding a new heating unit, and updating the plumbing and electric, did a new kitchen with ss appliances, new doors and windows, paint interior and exterior, finished the basement.
