The deal I’m negotiating now is off market not listed with realty.

I just got an email from a commercial realty group providing me with an NOI very close to what I am currently operating at and their suggested valuation of my property.

Homes are not selling like hotcakes but they are moving quickly enough to make a good living.In the coming year I look forward to locating another rental to add to my small real estate portfolio as well as expanding my web based realty company.

I did meet w/ a friend of mine who happens to be an REO agent for Rise Realty here in Huntsville - from what I've been told, he's one of the top two REO agents in town.

The big names for PM in town seem to be Ellison Property Management (Coldwell Banker), Mike Heasly (Homerun Realty), Judi Brady (Remax) and Carolyn Roberts (Roberts Real Estate).Everything is negotiable, but most are charging 8-10%, plus a month's rent for placement (listing agent gets half a month, leasing agent gets the other half).

I do not have any personal experience with Get There First Realty, but I have noticed they are a popular one for upper middle class areas.
