Will lender still provide financing in situations where you would like to close on property but do not renovate and immediately list it for sale again? 

I just looked over their listings.

The brokerage you work for would want you and perhaps even require you to try to convert that into a listing because the brokerage wants to be paid their share as well.

If, and it is a big if, we can get this structured favorably, that would leave a 2BR with finished attic (list as 3?)

Just sent the first 17 letters to the owners of distressed properties on my long list.

I like working with agents and matter of fact I can offer a buy price service to agent where before they go on their listing appointments I can give them a buy price and contract they can have in their back pocket. 

To answer this I would look for similar rental listings with the only difference being what you mentioned above.
