Unless it is being professionally managed and there are individual rental agreements on each person, you'll be getting lucky receiving payments.The other issues are the foundation as it appears it has a basement and also a retaining wall, so you're looking at some potential work in the future.

@Jay HinrichsBTW, guru Jay agrees that it is good time to sell my 4plex in Las Vegas.Terryone of my partners from Honolulu bought 2 or 3 4 plexs's in 2011 that were half destroyed and vacant for about 100k each.. then put 100k into them. and he is selling now also.. for a nice gain.. they were management nightmares though for him so he wants to sell them.. he did though donate them to his charitable foundation.. so not every one is in the financial position he is in.. he also bought about 6 SFRs at the time and killed it in Vegas with those..

I don't know how extensive the AC tune-up is that they provide, but to keep the AC working well year after year, and get the gutters cleaned out so water doesn't run into your foundation, I think that is reasonable.

I had some water standing around the home so I have done some grading myself and extended my downspouts but I had water coming in in multiple corners of my basement which suggests to me a possible foundation issue..

(later found out I should of did a closing instead.)4. remainder of title search comes back with an additional 16k in liens. 5. tried to wholesale it no luck, foundation scared a lot of investors.6. got a realtor, they suggested I get a engineer report and plans to show potential buyers, did that cost me $1800. all low ball offers taking it off the market.7. never done a rehab  so that's why Im undecided. any advice ,criticism is welcomed Im looking to learn from this.thanks
