I'm afraid the court may dismiss my eviction case because I accept $200 of $2000.00 (prior I file for eviction) as partial rent so this is not consider as NON-PAYMENT, or the court said the tenant is Habitual Late Payment that I should send him Notice to Cease first.

LOL they may have got their rent but they may not know who paid it.. and as you know a vacant house if not properly insured has a fire which happens often its a total loss and poor owner thinks it rented.these guys got what they deserve a cease and desist.. the poor investor who fell for the freedom number and morris sales tactics well as you saw first hand going to be some very sad people in a financial way...

I typically handle tenant maintenance requests and other general communication with the tenants by either answering them directly or leading them to the appropriate person, but we're still trying to figure out a protocol for when "emergency" maintenance calls come in after-hours.Obviously, if there is a fire, break-in, medical emergency, etc., they would be calling 911, not the property manager.
