Just wanted to pose a question to the seasoned warehouse/retail landlords in Florida.... ive been trying to find deals whereby the rents are below market and i could renovate and re-lease at market rates in order to obtain the good return (better than the meager 5-7caps.

Right now my rentals in more transitient locations but I plan to expand to very residential OO areas - I'd take older people any time.

Interest rate will be higher but at that low of an amount, $28,000, it shouldn't raise your costs too much, just make sure you know what the seasoning length of the loan is (if there is a seasoning period at all).

If you wanted to rent it for 3-6 months at a time, you may have to try to time that with the season as non "snow bird" times of year see more 3-7 night stays.
