Don't let your emotions get the better of you.When buying in a competitive market, remember you can add an escalation clause that your offer increases by a certain amount (say $1K) up to a max of $Y. 

I cam in at 2 PM, signed, and went to the city to pick up the occupancy certificate to drop off with the buyers agent.

You would use envelope X for group 1 and envelope Y for group 2, but you wouldn't test envelopes X and Y during the same campaign on group 1, since your branding could get lost.

I've found that successful people at REIA tend to be a little judge-y about newbies.
