Any effort to modernize and make {somewhat} energy efficient would involve disrupting / destroying a portion of the woodwork, mouldings and trompe l'oeil.

From what i understand i should make quite a bit more short term with the w2 job than i will as an REA but long term i know there really wont be a substitute for investment income as well as potentially becoming a broker one day. 

The property will return a positive cash flow of course, or else I wont be doing do it.

It won;t be local to you, but it will give you some of the terminology.The actual best way to learn is to go to local lien or deed auctions and just watch.

They moved out 9 months later and the new carpets were completely destroyed along with scratches and holes in drywall from the dog.
