From what i understand i should make quite a bit more short term with the w2 job than i will as an REA but long term i know there really wont be a substitute for investment income as well as potentially becoming a broker one day.

It won;t be local to you, but it will give you some of the terminology.The actual best way to learn is to go to local lien or deed auctions and just watch.
