In the rare cases that I've found them after closing I've simply shown them to the closing agent, they've rechecked their math and paid me any monies owed.Some pretty tough federal rules on closing so if there's a mistake it's usually pretty easy to rectify.Suing is ALWAYS a last resort, especially at that amount because you're going in "naked" (no attorney) and a local JP can always claim no jurisdiction on Federal laws and kick you to the US Disctrict Court.OTOH, I've found moral suasion to be a very effective tool when dealing with companies that rely on their public image.

For cold zones behind walls and not proper insulated you can use a thermal image reader.For leaks you use a moisture meter.Active leaks will register above the required safe threshold.As you get closer to the leak the moisture reading will be higher.How do you know the GC did everything above board??

Josh,I would "photo shop" that image of the ad to obscure the website and contact info - otherwise you're still running his ad!

I ran a report with sample inputs and I don't see how the numbers add up.My Refi amount is $105,000 and I've calculated my All-In Cost based on the sample data below to be:$100,000 Purchase Price$10,000 Estimated Repairs$5,000 Closing Costs$1,600 Points$2,000 Refi Fees$4,651.45 Holding Costs = $123,251.45 To my understanding, my Total Cash Invested would be: $123,251.45 - $105,000 = $18,251.45However, the BRRRR Report figure in the image below is $12,280.34What am I misunderstanding or missing?

If the plumber used the jetting method of clearing the piping, it's probably worse now than the original camera images.
