The shows we watch on TV are far from the truth and nothing about today flipping is romatic or as profitable unless you get lucky.  

Are you referring to rehabbing a house to sell for profit like you see on TV?

With all that information, I am sure you are totally confused and may decide to keep your day job.I believe the best way to find and closed transactions is to advertise by direct mail, a little radio and some TV, but before you do that, align yourself with a professional investor, one with a proven track record.Having done many assignments in my career, I would suggest that you do a few flips, with the help from a pro, so you can build your capital, than hold some of the best ones for cash flow and future equity position.Deal only with sellers, forget listed properties, go for the FSBO's and Expired listings.Good luck,Charles

In bigger multi family, we have laundry, covered parking and cable tv as other lines of income.

People may disagree but some of the most successful people I've seen in the real estate sales business are MFO trainees.Look for "Mike Ferry TV" on YouTube and watch EVERYTHING.

I used to go over end of the day and enjoy a glass or two while he regaled me with how it was back then as he basically created the TV real Estate guru  .
