You had the chance to inspect the building and the unit and incorporate it into your purchase price.As far as a difference between the initial MLS listing saying there was a lease, and subsequently finding out there's no lease, the MLS listing means very little and at the bottom of every printout or web page you'll see language to the effect of "information deemed accurate but is not guaranteed and buyers are advised to due their own due diligence" etc.Basically it means that while the agent should not deliberately lie, they can't be held responsible for inaccurate information there and you were advised that it could be incorrect and told to investigate further.

The times in which I had ended up getting done over (after pure anger subsided) I thought back to beginning of the negotiations and there was always a time that I let the other person get away with a small lie because the deal looked good.

Technically, my other properties are no longer vacation properties, they're 100% investment properties, so I should be able to purchase a new vacation property.Other then lying about the intent of use for my vacation properties, is there anything illegal with this strategy?

@Wade Megan I’ve purchased all my properties without seeing them haven’t regretted it yet, sometimes it’s not possible to be there in person but with technology now you can do video walkthroughs , detailed photos , have an inspection of course and talk directly to the inspector in depth after he’s done, use an agent you can trust who understands your situation.
