Other concerns that immediatley stand out: no mention of who has authority, no voting rights etc, no reps or warranties & no language concerning winding up the partnership before the 10 year term ends to name a few.

So far have been suggested Bobbie King of Fairway, Sean Huss of Chemical Bank, and Matt Slater from Northpointe Bank.Through my initial interviews they seem all very capable, helpful, and knowledgeable. 

I would like each property to stand on its own.

If your finances and credit are in good standing, it sounds like conventional would likely be the best way to go, if it’s your first rental property.

I suggest you listen to free podcasts on land wholesaling, build a business plan, and then work it (Wholesaling Inc is a great one).  

Another suggestion is for you to shop for a natural gas provider to reduce your costs.
