I would also try perhaps wedding photographers if you are looking for groups of people and or family.Think outside the box...who caters to large groups of people that will be traveling to your area?

I own one that is located in south Philly and it brings about 3k consistently, I spent 120k total between purchase and rehab.

I have spent the last number of months educating myself and will soon have my real estate license.

I spent about 3-5 hrs per week.

We expected to be complete and have it on the market by early November, so we went ahead and spent about $15K on landscaping (the yard was huge, it was a mess and there was a pool).Turns out the weather turned early, we couldn't complete the exterior before it got cold/snowy, and the house didn't go on the market until the spring. 

Homes spent seven more days on the market this year than last, at 50 days on the market.

I did buy books & tape but only spent $49 for both.

I believe your efforts are better spent fixing up the property and finding your next tenant.Apartment with fleas.
