The point is, don't speculate on where the market is going, buy for cash flow knowing appreciation is a bonus.

@Joshua D. first let me start by saying that if there is an investment strategy that is successful for you than trading your sweet spot for speculation isn't always the best strategy.

I would like to know if there are concerns living/investing in these smaller towns.I am just guessing that people speculate that prices in Little Flower or Irvington will sky rocket in the coming years whereas no neighborhoods in the smaller cities of Indiana would do this?

With the general chorus seemingly trying to promote more leverage, BRRR, and HELOCS or cash outs for further acquisitions, I was wondering whether there was a general consensus on when it is NOT considered a wise decision to cash out refi for the purpose of acquiring more properties, especially in this rising interest environment & near correction speculation

I also have family constructing new duplexes right now.My feeling is that there will be a bit of a softening in the real estate market and a little slow down in sales but Calgary is a surprising market because somehow there is still enough demand to keep propelling that market into the sky.I fear for those who are buying into the market now speculating on appreciation.

Long-term impact can only be speculated on since this was an epic storm that caused billions in damage to homes, autos and businesses but those purchasing SFR's better buy very, very low or they could be the next distressed sellers.
