Would I be able to actually treat them as tenants or would I let a late rent payment (paying bills on time obviously was an issue for them, hence a couple foreclosures in their past) slide here and there?

Sometimes when the letters are printing, one will slide under another, a duplicate will print, one will go missing....something.

The front doors are still the same, they have a door lock, they swing back and forth, but the $300k home will have fancy glass in them, and occasionally the cheap one will have bars.People think that the cheap properties have lower class tenants in them.

@William HochstedlerYes, I nearly brought that up with @Dell Schlabach who "thought the definition of wholesaling was to buy something and sell it to someone else who is going to sell it retail", but at the time I let it slide because I couldn't see how wholesaling or retailing changed the legality argument.

If it is particle board and severly damaged and wont support the new shelf, attach a strip of 1X1 on each side right above the existing shelf and glue and screw to the sides, cut new plywood to slide in on the new rails.
