It closes this coming Thursday.I'll use these numbers as they are pretty close.We paid $180KWe have other stuff going on and we found a cash buyer for this one who is paying us $220K so we are not going to rehab it or anything else, we are simply selling it to someone who is going to live in it as-is.We will close ourselves with cash.

My plan is to stay in my apartment for now and see if I can quickly get it rented; if for some terrible reason I can't get it rented for months on end, I can simply move out of my apartment and move into the place to avoid foreclosure/poverty.Thank you in advance for any input.Josh

It seems that when someone suggests that they will simply hand a birddog some cash outside of closing, that presents several problems and is illegal in every state.It's for the birddog to control, find an equitable compensation as well as to secure payment for services.
