I don't care for Florida personally at all.. too hot and humid for year round living and too flat to many bugs etc.. we do a lot of work in Charleston SC I love that city and we are starting up in Charlotte as well.. the east side of the mountains look pretty cool in the Carolinas Asheville Greenville etc.. have not spent time there.. 

We like buying land where you can get away from it all.

Also the sod got laid the day we closed and I spent around $400 on hoses, sprinklers and timers to keep the water up (it's a 90 minute round trip and don't have the time to make it every other day).

I have contacted a hardmoney lender and they only work if financing is allowed by the auction house....This implies that they only work with the bigger ticket homes... if what I’m seeing is consistent with my theory..
