when you're doing a BRRRR on a SFR it's going to go by your personal income.Basically your T/R average income, minus your credit report debt service. 

For example, I have one property that will report a taxable loss this year (2018) which it's my understanding that I will need to allocate that loss against all my other properties which report substantial income. 

If this is not resolved when my membership is up for renewal, it will weigh heavily on whether I continue using the site.It would be so simple to create a setting allowing Plus or Pro members to white list their IP address.FWIW, I've reported to @BiggerPockets Support several times about the @ mention not always linking to other members and all I get is "try refreshing the page" instead of a fix.

Tenant should provide a copy of the police report showing a crime was reported.

But I'm happy to report my interest in it has very recently been rekindled, I just found I was starting to dread getting on the phones and questioning how i got myself in such a bad spot even up till a month ago.
