Complete remodel of both utilities and cosmetics.

On the first policy they weren't explicit on not renting when they wrote it, but this time they are.The difference in price between the two policies could pay for remodeling the home from flood in 8-9 years.Could I get the cheaper policy to satisfy the bank in the amount of the loan, then a cheaper policy to cover my liability, or an umbrella.

A remodel and ARV is completely pointless unless he plans on immediately selling, which he doesn't, or unless the remodel allows you to charge more rent, which in this case he wants to pay less rent.  

I was just wondering if anyone has standard colors for walls and trim, tile choices for bathrooms, material types/styles/design colors for floors, etc.

This is the way it has to be done, whether you are doing a full rehab, or a remodel.

The unit has just been totally remodeled with over $35k spent on features including all new furnishings, paint, new stainless steel appliances, roof, new kitchen, cabinets, new electrical lighting throughout, new light up vanity mirrors in bathrooms, new washer & dryer, and new flooring throughout.What made you interested in investing in this type of deal?

i was curious about competition, and looks like you're the highest priced house in that vicinity (other than the stuff that's not remodeled and been sitting for >100 days). do you have any remodeled comps to support this price, or are you testing the waters?

Nothing is impossible but doing a remodeling project in an occupied apartment is a hack job at best from my experience as a land lord. (2004-Present). 

Now, the actual depreciation was quite confusing, especially after the remodel I did on one of my duplexes last year.

I am a HUD certified contractor and we do a few 203K remodels a year.
