@Curt Davis Remember, you can't just fill in the pool - you are better off removing it or at very least cracking the bottom and sides up as much as possible to let water drain.

I've decided to move my focus into real estate because trading has become almost impossible with the growing use of algorithms.

Although this would not work for the duplex scenario, as you cannot live in a property that your IRA has ownership of, it is a great way to diversify and realize some gains now while growing your retirement funds tax deferred or tax free.  

I appreciate the willingness of the members of this great community to help those around them grow.

But ultimately, I strongly believe we all grow a lot more when we avoid the easy shortcuts anyway. :)To take your game to the next level, I think you need to do 3 things: Develop your ability to find deals OFF-MARKET (not just pre-market, from wholesalers or at an auction)Develop your ability to find private financing (not hard money)Develop your ability to find and negotiate seller financingTo find deals off-market, you're going to have to do your own marketing to generate leads.

My experience has always been that for a community to grow at an above average rate, there needs to be outside jobs coming into that area.

It's probably better to just keep growing cashflow until it happens organically, eh?
