Hey, @Rachel Reese.I’m a newbie but, I like to respond to situations like yours because it makes me call on and employ the knowledge I’ve attained about REI, and the skills and abilities I’ll need to employ to close a deal myself.

@Adam Weisenburger If you haven't house hacked yet, or if you have the ability to do it again I would recommend you start there.

I have money, but still manage to pay a bill one day late. 

I am very comfortable operating in this space and I am confident in my ability to be successful in the business.

Why should the seller reveal their financials to someone that may have zero ability to close on the property?

Now, the credit card im using is a personal cc, so im not sure how this will after my ability to refi.

What matters to you, and increases your ability to get it rented and the rent paid in that area?

I think it is a real mistake for those lacking full time investing knowledge, experience and skills to pursue a strategy reliant on an ability to time the market, or analyze proper property valuation.

If the road is not city managed, does the city have the ability to increases taxes if they are not responsible for the reconstruction and subsequent upkeep?
