Tenant vacating should I find another tenant?

My tenant who was on a month to month lease has decided to vacate now.Should I start finding another tenant? With CARES act in place and the proposed one year mortgage waiving for home owners and rent waiving for tenants would it make sense to keep the apartment vacant?
