Does anyone have any digital solutions for automatically tracking these COI's at scale?

Plan to rent main house (2500sq ft) long term and MTR the ADU.

@Lisa Paolella everything exactly as planned so far on the multi family value add.

You have to have your own plan and pace to move forward.

Hello everyone, I have lived in Los Angeles since 2007and have no plans of leaving, although the state taxes are brutal.

Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.

Do you still recommend vinyl plan over tile?

I planned to move it into LLP after a year due to Freddie Mac restrictions.I’ve done my own research and seems the rates are worse then what I’d get as a 2nd home for LLP. 

A little bit about my experience in Real Estate… I started a couple years ago doing some house flips in Detroit ( It was a 2 year plan) then decided to sell everything, moved to Washington DC which can't afford anything in the DMV area but last year I purchased a very nice 3500 SQFT Duplex in Shaker Heights, suburb of Cleveland.
