I have inspected them inside and out, and run financial pro formas, and its tough to find a good deal, unless you just need to avoid taxation and need a spot to place your money.

Account Closed you're absolutely right, it's all about cash flow... but it's not too difficult to derive someones cash flow from the gross rents- and I didn't want to convolute the purpose of this post (commending someone for their performance) by turning it into a pro forma sheet.Go ahead and take those rents and subtract all of your standard pro-forma operating expenses, and reserves.
