I'm trying to figure out the monthly rent I can expect from a multi-family unit in a the North Highland Park neighborhood in Richmond VA, but i'm having trouble coming up with accurate figures.

What I’ve found in my target neighborhoods of Atlanta, is that the tenant will alert you to a small issue before it becomes a major issue.

I know the market is super tight and competitive, but are folks finding more luck in certain neighborhoods?

there is a house in my neighborhood that I believed is vacant, several tax liens, yard is very overgrown, never see any activity.

Maybe you know the area or live next door and have a better idea than most about the values in the neighborhood.

Both of the houses that i own are in (one is a duplex actually) are in gentrifying neighborhoods. 

The Eastmark neighborhood east of the San Tan 202 and the Phoenix Mesa Gateway Airport is seeing some impressive growth; they just opened two new schools.We are also hearing reports of some potential new jobs in Tech and Manufacturing coming south of the Valley in Casa Grande and Coolidge. 

When I bought it in 2011 it was purchased for $110,000 and it's worth something in the neighborhood of 160,000 today, and I still owe about 69,000 on the mortgage, so i have a good bit of equity.

Does anyone have any experience with that neighborhood?
