douglas, this is what you do.... it's super easy..write down the items that you need done. do not write down HOW you want it done (ie, you driwall screws to hang cabinets, i want a 1 1/2" p-trap here). just write down:1. hand these 3 cabinets2. rip up tiles and install new subfloor and tiles3. change cabinet handles.now, take 1-2 days and think about the list. add whatever else you need/want (paint, caulking, etc, etc).good... you are almost there. get a few guys and LET THEM TALK. just ask them.... how are you going to do that?

I am a believer in building a good team, but I think it is a major hang up for people to try to have all all-stars and if they lose anyone, especially if that person is a single point of failure, the wheels come off.You want to have good people but you shouldn't need great people if you want longevity and to be able to remove yourself.I listened to the book on audio so I didn't get the lacking in the writing department.

I talked to someone that really sounded good on the phone - the thing that sold me is he wanted to drive by the places first to be sure they are places he is willing to hang his sign in front of because they are in "rough neighborhoods" (not so on the Trulia maps).The thing about that building is generally speaking, if it has been mothballed since 2014, electricity has been off for over a year and that means you will need to get the electrical re-certified.

That has been part of my hang up with Mexico is I hear that financing for foreigners is almost non-existant and that interest rates are really high.

Here are three things that drive operational costs up when dealing with rentals:Much higher turnover of tenants necessitating a much higher overhead for advertising, marketing, screening, and rental conversation times; Much higher costs because of necessary maintenance and refurb upon vacancy as well as more hours related to rent collection issues;Insurance costs (if correctly insured) will be much higher for PD and especially for liability.Experienced community buyers know this and far more and will be less likely to bid on the community if it comes up for sale.

I found it pretty easy to find a broker who would let me hang my license in his office for free when I first started managing VR properties.
