#33 rental was purchased today in Westland, MI

we are buttoning up #32 for sale - #32 here , and still have not started on #29, 30, 31 but I purchased #33 yesterday. 

it's located in westland, mi. it's between Dearborn heights, Redford, livonia, Wayne and Garden City.

it's a 3 bed/2 bath, 2 car garage. the house actually has an egress window, so i can make a 4th bedroom in the basement, but i might try to rent it as is.

purchase price was 76k. asking was 79, but i offered 70. then we settled on 76k. it's a little higher than i normally pay, but i have 3 other houses in the surrounding streets, so i know the area well.

I will get $1,250 per month and i barely have any work on it. 

I have a backup of 4 vacant houses and we have enough to keep us busy for the next 6 months. We also do a lot of work for other investors in the area and out of state and i manage their properties. it's getting harder and harder to find the time to do all that with my full time job.
