We narrowed down to a number of positive markets based on our needs.

I've finally found the niche that I will focus on to start off by the buy and hold strategy on Multi-family residential properties from asset classes A, B, and C. 

As this is an up and coming area with a plethora of investment opportunities, I will look to further narrow down my market from there.

I can't pay off the homes in 5, but 15 is doable with the cashflow I am attaining in the nicer (B and higher) neighborhoods.

Didn't even think about going there because we've been having such success with AB&B and VRBO when we are offering our beach home as a vacation rental.It started out as a vacation property for our 5 children and 14 grandchildren and my wife and I to all share at our leisure.

I'll try and narrow the farming areas close to it as well.

If the tub still gets hot water, but the shower does not then it really narrows down your problem area to somewhere between the mixing valve and shower head.

Next goal that follows would be to rip the band-aid off and pursue my first investment whether it be myself or a joint venture.  

Low "B" and "C" type properties usually have a stronger market to survive within as long as they came in solid and not overly leveraged.
