Im planning sort of mixture of rehab and flip.

The misunderstanding of motives at the investment banks fuels comments like, banks do not sell to street level folks.

I am neither a tax expert or a financial planner, but I would add one thing to this conversation for us all to think about:  If we're highly motivated, successful investors and entrepreneurs, what are the chances we'll want to wait until 59 1/2 to retire?  

So, can you find evidence you could install these sort of systems and get back more than the cost of the installation?

Is driving for dollars really effective or is there a better way to find motivated sellers in select areas?

So you sort of have to have an inkling of what the fair rent should be.

The percentage of people inheriting property that are motivated is very small.
