Not only will you save money but you will gain an understanding of the work that goes into a flip so that as you develop your team and systems later, you'll know which jobs you'll want to keep doing (if any) and which parts you want to hire out.As an example, I typically do the initial clean out and removal of old light fixtures and appliances so I can get a good feel for what all the house needs.

I think you'll see almost all follow-on financing rounds for venture companies at $500k or smaller given this lunacy, which will make the 2nd round smaller than the initial round which makes zero sense.

The CFPB initiated the 3-day rule specifically so that borrowers would have a chance to find, and correct, errors before closing, as well as find out about changes to the terms of the loan.

Keep looking for lenders and JV partners, but I would concentrate on techniques that will be likely to happen.You won't want to hear this, I didn't when I was your age, but you sound quite young and by your own admission you're inexperienced....no crime there and I applaud the initiative you display.....but  I think hard money will be very tough for you.
