Whew, sorry to hear how this all turned out but glad you got the lunatics out (all three tenants) out.Don't get discouraged, just think of it as part of your education and read up, read forums like this on a regular basis, keep notes and learn from your mistakes and others mistakes.One of the single most important things you can do is screen very well, chances are this could have prevented the problems you had in this thread, can never be 100% sure but strict screening and a following a good process can reduce the chances of getting insane tenants like the ones mentioned in this thread.Hopefully you got a judgement on the people that own money, it may be hard some times but you can get paid back if they are collectable.

So I have learned some of the above tricks- get some credit lines open, use them (but not over 30% of the limit) and pay regularly.
