The investor also had no backup plan, and it was clear they hadn’t considered the potential risk if this failed - they just said "we would foreclose" - which if they did would (at best) provide single digit return...It gets even better, if they did get the borrower to follow their exit strategy, they would make around 13%...Here’s the problem: The gurus often make note investing sound like it’s just a game of persuasion, telling you it’s "easy" to get borrowers to agree to anything if you push the right buttons.

(whatever it is you use).Some people borrow against their personal residence with a HELOCK for this needed cash, but I've seen those go bad in several instances, and the results were not very pleasant for the borrower.In many instances working a second job can allow you to set aside cash, or you might inherit it, or find a cash filled partner.But the bottom line is, initially your success is measured by how much cash you have to invest.And be careful of Hyperbole.Good Luck!

My calculations are based on 2 sets of numbers - the numbers the seller has provided, and my own calculations accounting for 5% for vacancy, 5% for repair, 5% for capex, 10% for property management and actual costs for property tax/insurance.I am trying to decide if this deal is worth pursuing or if I should walk away due to the premium on the homes.
