I will have to fingure out some creative financing strategies in pulling this off with my properties so if anyone has any advice on these areas or if this isn't feasible and i will need to bring in additional partners or investors please share your advice.

But not sure how feasible it would be without looking out a great distance.  

Hi Jack,Rent control in every city in the Bay Area is slightly different so I would look to the laws and regulations of Hayward to see what is lawfully feasible.

My issue is that I am locked into 9 more months of a rental lease, so moving into a new place is not feasible for that amount of time.

If you decide to go bigger another possible strategy begins to become feasible - the reverse exchange.  

The only thing with Baltimore is that it will be hard for me to physically come there frequently to check out the neighborhoods, areas, etc. on a frequent basis; where-as something closer to the National Harbor might be more feasible to travel to and explore. 

I gave myself a 30 day feasibility study to do my due diligence. 

I suspect it is not feasible in a small house.

I don't think that my husband and I can feasibly get the money together in the time frame - we simply don't take home enough (ha ha, right, I'm an executive director of a nonprofit).  

I'm going to refer her to a reputable probate attorney, and from there I'll determine if a profitable deal is feasible on my end.
