But on the other end, I’d be liable for my tenants If the numbers still work after fixing the lead pipe, I would buy it. 15k is far cheaper than a serious medical bill and give you a peace of mind while living there.

The one thing I remember from the 2008 recession is that the folks who rented from landlords that were open and honest with them were the ones who tried the hardest, and for the ones who couldn't recover quickly enough, when it came time to give up the unit, did it in the most peaceful, clean, tidy (read: cheapest to the landlord) way possible.

Or I can follow my meditation teaching and do this "The less you respond to negative people, the more peaceful your life will become."  

The old saying " pray for peace but prepare for war" is a good motto to live by.  

The town is located on the river in the inner banks and quite peaceful.

Use WIFI controlled door locks on front hallway and boiler room to allow access to contractors when I am unable to be there (not access to resident units - I will always be there when contractors are there).Much of this likely seems like overkill, but my experience has been that installing these systems provides significant peace of mind and allows for further automation (Example: water leak: Open maintenance ticket and dispatch automatically).

Not only does it give peace of mind for myself and my clients, but it feels cooperative and reasonable.

Land inherently appreciates over time, yet actively enhancing its value requires strategy.
