So I fully understand the importance of knowing the right pieces of the puzzle to put together.I reread what I wrote and realize that it may not have been written well.I guess what I meant to say is I'd rather find the primary source that would be happy with reasonable rates and fees, then the secondary lender who wouldn't be happy e anything less then the numbers I had stated above.I hope my original statement didn't offend any brokers as I know they do provide a very legitimate service

Don't worry about being a "noob" as you call it.An experienced broker will know from your phone calls, to e-mail, to the first minute they meet you of your level of knowledge.So I would say to NOT come across as knowing more than you really do.

I live in an exceptionally strong medical submarket and have experience in these deals.Once such example includes upfit cost in event of tenant turnover- an example would be having to bear the weight of a $25-$35 psft upfit allowance to a new tenant.

The difference is(should be) that actual is what they are collecting and can be verified by leases and Schedule E tax returns, whereas projected is what they believe the rent rates could go to.Both numbers need to be verified.
