I was over there finishing work on the lower units bathroom and he showed up and asked for the keys because he was concerned his couch cannot fit in the upper unit due to it having an "illegal" door.

If you fail to show a sufficient income similar to other businesses in the industry, the failure rate increases......why, because if you are a mechanic opening a repair shop and after three years you are not making more than any other mechanic working at other shops in the area, why are you doing it, why be in business, right or wrong, it is assumed you'll be doing what is most profitable for you, and you may just shut the doors and go get a job.

We made sure our property manager has no problem with us coming down to inspect and fix what we can, so we just took a weekend, drove down, inspected and fixed a lot of minor problems that tenants just don't report, like the seam in the vinyl floor starting to separate, outside column & door frame needing sanding & paint before rot sets in, etc.

After I have chosen the tenants, I have them bring a copy of their driver's license and social security card to give to me when they sign the lease agreement.

That generally costs us about $10-12 per square foot, or about $15-18K for a typical house we do.On top of that, we'll often paint the exteriors (after doing any necessary siding repairs), replace exterior doors, replace bad windows, reroof if necessary, replace hvac if necessary, ensure any decks are safe/secure/usuable, etc.
