The only value in this type of list is that you can now drive to each location, get teh contact info of the person managing the property (via the paperwork pasted in the window) and contact the broker.This gives you potential leads to REO list brokers who you can form a new relationship with.

In regards to "commercial advice", have your tax returns ready, personal financial statement (PFS) prepared, have you downpayment set aside and in clear visibility (not tied up in equity etc), have REALISTIC numbers on the property your buying, present a pro-forma statement for the property being purchased and most importantly do your DUE DILIGENCE before making the deal and WHILE your in contract.

You could write a book about this last line. 5) try to find strong local commercial mortgage brokers and form a relationship with them as well6) that wasn't a question but I'll give my .02 anyways: if your looking for A class or B+ it might make sense.

... or, your Las Vegas friend could form a Nevada LLC, put the condo into it - with its financing intact, and sell his interest in the LLC to you.No closing costs when the LLC (and thus the property) is sold, no change to the mortgage deal, member(s) of the LLC are shielded from this property's landlord liability - which may be particularly important once this is a rental, and the profits/loss are passed through to the LLC member(s) as this entity is disregarded for tax purposes.

If you make various assumptions in a pro forma the project's sponsor has to make enough at the end of the day to risk their time, capital, reputation, etc.
