I don't want to eff up and blow the first deal and screw myself out of the business....so i'm thinking #1 & 2 first, and because they are residential still so easier to make the initial deals...Been calculating using the 50% rule, but haven't had much luck working what I think is a deal...Trying the NOI model, but again, having a difficult time getting the numbers right in my head and on paper.Do the seasoned folks just have a certain criteria, such as, if the NOI is under X, it's a NO GO.

It sure is interesting, don't know if we will find out any other details.I guess we are just happy our offer was legitimate and accepted.Roller Coaster Ride was no extra charge.But honestly, it makes things difficult if you are doing what you can to obtain housing and your offers aren't properly considered, we had no idea what was going to happen the second time around.

I live in a town where the 1% deals are not easy to create, and even more difficult and rare to just stumble upon, but they absolutely are out there.Some 1% deals are residences, some are parking lots, and some are a flat concrete pad with cell-towers disguised as flag poles.If you were to compare every 1% deal across a tough town you'd probably find lots of creative angles unique to each deal.
