I have been trying to refinance three properties that I own free and clear but I have had no success because I have tried with two small banks and they deny me due to a judgment on my credit. the judgment was settled but its still on my credit for 5 years now.

However I had a few real estate people confirm/deny some of my thoughts on the house value.

If it's something caused by tenant abuse or negligence you should already have spelled out in the lease that they are liable for that cost.

If you read the security agreement/mortgage/trust deed, it clearly spells out the remedy for non-payment or other abuses of the property/security.

@Denis Moreira, you haven't mentioned your CURRENT accommodation costs?

I've made good money on a flip and I've lost ton of money & being threaten (elderly abuse... long story). 

Cameron, For Canadian taxpayers, there is a potential risk of foreign tax credit being denied on the CA tax return, if a flow through entity (such as US LLCs) are used.  

It seems like this would give you some wiggle room for denying prospective tenants.

Let that health care system abuse and use you haha.On a side note for something to consider.
