I don't know what you do for work, but I have seen individuals use a large nest egg from real estate to start a business and change their life trajectory.

I personally like the exit plan options and alternate job creating industries of college/mid sized towns as long as the regulatory environment is favorable. 

Gathering all the information will be more time-consuming, especially if the seller is an individual rather than a big corporation.2.
