they must be comfortable with your ARV if they are willing to lend on the deal....and subordinate to a 1st position lien...It also looks like you will have lots of origination fees that you may not be including....and you are renovating to ARV...no equity once you factor in fees and holding costs...I guess I've not seen any loan originators put money on a deal like this before...maybe hard money with a renovation component...

Here's the problem: the carpet is considered 5 year tangible personal property, but the tile is considered attached to the floor and therefore a building component so it's 27.5 year residential real property.

The QI should have been able to create an EAT (exchange accommodating title holder) and with a bit of hurry made it work even though there is a lot of components to put in place - definitely an all hands on deck kind of thing.
