After he moved out I had expected things to have been gnawed on such as baseboards, walls, bathroom cabinet because I had been warned by other people that this would happen.  

I could tell from the questions appriser asked me during re appraisal: any remodeling project especially kitchen, bathroom, big updates as roof, windows, exterior and interior painting.

Basically, everything is done except for refinishing the hardwood floors, installing light fixtures, bathroom accessories (mirrors, towel bars, etc) and we are still waiting on the quartz counter tops for the kitchens and bathrooms to be delivered.  

He can tear everything out and redo the bathroom for an additional $3000.  

No matter how good of tenants, you're going to be sharing your kitchenware, potentially having people leave dirty dishes in the kitchen, in their rooms, etc. 5 tenants is A LOT - how many bathrooms will they have to share between the 5 of them?

It would be real nice to have a tile pattern to utilize in my kitchen and bathrooms.  

So I end up at roughly $8/sq ft total for tile unless I'm installing it in a basement or the bottom level of a trilevel.For me, I typically install tile in the bathrooms and kitchen.

We are simply planning to update the bathrooms, refinish bedroom floors, open up a kitchen wall, tidy up basement and do a little landscaping.

They seem to be holding up going on month 3 ;) but i've heard good things from asking around.For floors/bathrooms, there is a company in your neck of the woods called Miracle Method that does epoxy refinishing of tile floors, counters, tubs etc...

New fixtures everywhere, saving the floors, complete bathroom and kitchen redo.
